The short answer
Furnace repair in Los Altos Hills often means tracing which of several furnaces failed and why, then fixing ignition, airflow, venting or control faults. Every repair should include a combustion and carbon monoxide check, especially for attic and basement units.
On a hillside, a furnace has more work to do than the thermostat setting suggests. Higher, exposed parcels in Los Altos Hills catch more wind and lose heat faster on clear winter nights, and big rooms with tall ceilings and walls of glass need steady output to stay comfortable. Many homes here have more than one furnace, often installed at different times, sitting in attics, basements and garages around the property. When one stops working, part of the house goes cold while the rest seems fine. BayPro Heating & Cooling repairs gas furnaces throughout 94022, about 14 miles west of our San Jose base, and this page walks through the furnace issues we see in larger homes and how we approach them.
Several furnaces, several histories
A house built in stages may have an original furnace serving the main rooms, a newer unit for an addition and a third for a lower level. These systems age differently and may use different control types, from a standing pilot to a fully modulating high-efficiency burner. When you call, tell us which rooms are cold and where you think that furnace is located. If you are not sure, we trace it from the thermostat.
Keeping notes on each unit helps. We record the model, location, filter size and condition of each furnace we work on so future visits start with an accurate picture of your system.
What fails most often
Our diagnosis follows the furnace's own startup sequence and the control board's fault codes. In homes across the town, these are the repairs that come up again and again:
- Flame sensor coated with residue, causing the burners to shut off seconds after lighting
- Cracked or burned-out hot surface igniter
- Pressure switch failing to close because of a blocked vent, a cracked hose or a weak inducer motor
- Condensate trap or drain clogged on a high-efficiency furnace, often in an attic
- High-limit switch tripping because of a dirty filter, a blocked return or closed registers
- Blower motor or capacitor failure that leaves the burners running with no air movement
Venting, combustion air and carbon monoxide
Long, complex vent runs are common in larger homes, especially when a furnace sits in a basement and vents through two or three floors. Joints separate, sections corrode, and terminations on the roof or side wall get blocked by nests, leaves or ice. A furnace in a sealed mechanical room may also be short on combustion air after a remodel tightened the house.
We inspect the vent from the furnace to the termination where it is accessible, measure draft or pressure as appropriate, and test for carbon monoxide near the appliance and in nearby living space. If we find a hazard, we explain it clearly and recommend the furnace stay off until it is corrected.
Attic and basement units
Attic furnaces in Los Altos Hills can be hard to reach and easy to forget. Condensate lines may freeze or clog, secondary drain pans can overflow onto ceilings, and filters near the return may be in a spot nobody checks. Basement furnaces can be exposed to moisture that corrodes burners and controls. We look at the space around the unit as well as the unit itself, and suggest small changes, like a better-placed filter or a float switch on the drain pan, that prevent the next failure.
Thinking ahead about replacement
Bay Area Air District rules do not require replacing a working furnace. They apply only when one fails or is replaced. Rule 9-4 does set a zero-NOx standard for gas furnaces manufactured from 2029, which in practice points toward heat pumps for future replacements. In a home with several furnaces, it can make sense to plan a gradual transition: repair the units that are sound, and convert the oldest one to a heat pump when it reaches the end of its life. We can map that out with you. We also serve Los Altos, Mountain View, Cupertino, Sunnyvale and Saratoga.
