Sunnyvale AC Repair for Central and Ductless Systems

The short answer

We repair central split systems, townhouse units and ductless mini-splits in Sunnyvale. Each visit includes electrical, refrigerant and airflow testing to find the actual fault, a clear explanation, and the repair price before any work begins.

Sunnyvale has an unusual mix of cooling equipment. Detached homes with attics usually run split systems with a condenser in the side yard, many townhouses rely on compact units squeezed onto patios or closet furnaces with add-on coils, and a growing number of flat-roofed and mid-century homes cool with ductless mini-splits. Each type breaks in its own way, and the fix for one rarely applies to another. BayPro Heating & Cooling repairs all of them across 94085, 94086, 94087 and 94089, a drive of about 8 miles northwest from our San Jose shop. Here is how we approach a repair, what tends to go wrong with each kind of system, and the factors that decide whether repair is the right call.

A repair visit, step by step

Good diagnosis follows a routine, and we stick to it even when the cause seems obvious. Skipping steps is how a technician replaces a part that was never the problem.

  • We ask what you noticed, when it started and whether anything changed, such as a power outage or a remodel
  • We confirm the thermostat is calling for cooling and that the signal reaches both indoor and outdoor units
  • We test capacitors, contactors, motors and the compressor for proper voltage and current
  • We read refrigerant pressures and line temperatures to judge the charge and look for restrictions
  • We inspect the filter, indoor coil, blower and drain for airflow and water problems
  • We explain the fault, show you the failed part when possible, and give the price before repairing

Split systems in detached homes

Most breakdowns on conventional central air in Sunnyvale come down to a weak capacitor, a worn contactor, a failing fan motor, a refrigerant leak or a dirty coil. Outdoor units in narrow side yards often sit close to fences and shrubs, which restricts airflow and makes the compressor work harder on warm days. Clearing a couple of feet around the condenser is one of the simplest ways to prevent repeat calls.

Indoor problems usually involve the coil above the furnace. A clogged filter or dirty coil can freeze it solid, and a blocked condensate line can overflow into a closet or garage. We clean, clear and test those parts as part of the repair.

Ductless mini-split repairs

Ductless systems report problems through blinking lights or error codes on the indoor head or remote. Those codes point us toward the right area: a sensor, the communication line between indoor and outdoor units, the fan motor or the inverter board. Common issues include filters so loaded with dust that airflow drops, condensate pumps that fail and let water drip down the wall, and outdoor coils clogged with debris.

Because many mini-splits share one outdoor unit across several rooms, a single fault can take every room down at once. Testing each head and the outdoor unit separately tells us where the problem lives.

Townhouse and condo systems

Attached homes add constraints. Closet furnaces with add-on cooling coils have tight clearances that make coils hard to clean and drains easy to clog. Condensers on small patios get crowded by planters and furniture. Line sets sometimes run long distances through walls or ceilings to reach a permitted condenser location, and leaks along those runs take patience to locate. If your HOA restricts access hours or requires notice, let us know when you book so we can plan the visit.

Repair or replace: the factors we weigh with you

Most repairs are worth doing. When the failure is major, we look at a few things together: the age and condition of the system, whether it uses R-22 refrigerant that is no longer produced for new equipment, how often it has needed repairs, and whether your heating equipment is also near the end of its life. If the furnace is aging too, a heat pump that both heats and cools may be a better use of money than a large AC repair.

Nothing in the Bay Area Air District rules requires you to replace working equipment, so the decision is entirely yours. We give you the repair price and, if you ask, a replacement option to compare. We also repair air conditioners in Mountain View, Santa Clara, Los Altos, Cupertino and Los Altos Hills.

What to expect

How a visit goes

  1. Test first

We check airflow, electrical parts, gas and refrigerant readings before naming a cause, so the fix matches the real problem.

  2. Plain-language options

You see what failed, why it matters and what each option involves, written down before any work starts.

  3. Straight talk on rules

Air District rules do not require replacing working equipment. We explain where they matter and confirm current incentives before mentioning them.

FAQ

Common questions

My ductless unit is blinking. What does that mean?

The blinking pattern is an error code. Note the pattern and the model number; it helps us identify whether the issue is a sensor, communication fault or board.

Water is dripping from my wall-mounted unit. Is that serious?

Usually it is a clogged drain or failed condensate pump. Turn the unit off to protect the wall and schedule a repair.

Why does my AC trip the breaker?

A failing compressor, a shorted fan motor, a worn contactor or loose wiring can all trip a breaker. Avoid resetting it repeatedly and have it tested.

Can you repair AC in a townhouse with HOA rules?

Yes. Let us know about any access hours or notice requirements when you schedule, and we will plan around them.

Is it worth repairing an older R-22 system?

Small electrical repairs often are. A large leak or compressor failure on an R-22 system usually makes replacement the better value.
